72-story tower with 1,200 apartments proposed to replace Downtown Brooklyn ‘eyesore’

New York City wants to redevelop an outdated office building in Downtown Brooklyn to make way for a 72-story mixed-use tower with over 1,000 units. The Department of Housing Preservation and Development (HPD) is looking to rezone the commercial building at 395 Flatbush Avenue Extension to allow for a new skyscraper with 1,263 apartments, as first reported by The Real Deal. The existing 350,000-square-foot building—a Verizon call center—was called “one of the biggest eyesores in Downtown Brooklyn” by Brownstoner for its homely architecture. The proposed tower will be the second-tallest in the borough, after The Brooklyn Tower.

Barclays Center announces second phase of $100M renovation

The Barclays Center will undergo several upgrades enhancing the fan experience. BSE Global, parent company of the arena, the Brooklyn Nets, and the New York Liberty, announced last week that the second phase of a five-year, $100 million renovation will add a membership club and a fan zone with unobstructed views and a bar. The work will begin at the end of the Nets' current season and be completed ahead of the start of the 2025-2026 NBA season.

The world's tallest Passive House building, a design standard aimed at cutting carbon emissions, is coming to Brooklyn. Alloy Development on Tuesday unveiled One Third Avenue, a 63-story mixed-use tower with 583 apartments, retail, and office space. Designed to be highly efficient, the project will complete the Alloy Block, a $500 million five-building development in Downtown Brooklyn with over 1,000 homes, the city's first all-electric skyscraper, 60,000 square feet of office space, and two Passive House public schools.

L10 Arts and Cultural Center officially opened last week, bringing a 65,000-square-foot facility with gallery and performance spaces for the Museum of Contemporary African Diaspora Arts (MoCADA), cinemas for the Brooklyn Academy of Music (BAM), rehearsal studios and performance space for 651 Arts, and a new Brooklyn Public Library branch to 10 Lafayette Street. The center sits within the mixed-use tower 300 Ashland Place, which opened in 2017.

Macy's on Thursday announced the closure of 66 stores across the country, including five locations in New York City. The closures are part of the department store chain's "Bold New Chapter" strategy, which includes closing roughly 150 underperforming stores by 2026. The announcement follows the sale of Macy's location at 422 Fulton Street in Downtown Brooklyn last month for just $23 million, as first reported by the New York Post.

Designed by Architecture Research Office (ARO), the ultra-low-energy-use building houses two schools: the Khalil Gibran International Academy, the nation’s first English-Arabic public high school, and the Elizabeth Jennings School for Bold Explorers (aka P.S. 456). Part of the mixed-use development Alloy Block, the facility consumes less than a third of the energy of a typical NYC public school.

Silverstein takes control over Brooklyn Tower in $672M deal

The real estate drama surrounding the Brooklyn Tower may be over. As first reported by Pincus Co, Silverstein Properties has taken over the tower's rental, retail, and unsold condo units from JDS Development in a $672 million deal. Silverstein had provided a $240 million loan for the tower, which JDS defaulted on in 2019, leading to a foreclosure auction scheduled for June 1. The auction was delayed and eventually avoided after Michael Stern of JDS transferred a preferred equity piece in the tower to Silverstein in order to restructure his debt, according to The Real Deal.

Located at 345 Adams Street, the office building was designed by renowned architectural firm McKenzie, Voorhees & Gemlin and constructed between 1922 and 1926 for the Brooklyn Edison Company. The structure stands out for its important role in the borough's development and its striking Renaissance Revival architectural features, according to the commission.

Downtown Brooklyn’s Abolitionist Place park is now open

First promised 20 years ago, a Downtown Brooklyn park commemorating the borough's abolitionist history is finally open. City officials on Wednesday cut the ribbon on the 1.15-acre Abolitionist Place, located at 225 Duffield Street. Designed by landscape architecture firm Hargreaves Jones, the park offers a playground, a water play feature, a central lawn, a paved area with boulders, seating, and a dog run. The green space was part of the 2004 upzoning of Downtown Brooklyn and planning officially began in 2010. Financial issues and design changes delayed the project several times.

As the massive Brooklyn megadevelopment once known as Atlantic Yards reaches its 20th anniversary, news of the project's progress has been scarce. But recent changes affecting the development anchored by Barclays Center may put the 22-acre site–now known as Pacific Park–back in the spotlight. As The Real Deal reported in a wrap-up of its progress over the past two decades, current developer Greenland USA has defaulted on nearly $350 million in loans attached to the project's second phase.
